Buying land

I live in an assisted living facility here in East Texas. Anyway, they are taking literally every penny of my Social Security check so I'm looking for another place to stay. I intended and did look for another place to rent but the day before I intended to move thanks to encouragement from my female friend and a hit and run driver which she noticed I received a check from my insurance company which is enough to put a down payment on a piece of property.
Yesterday I went to look at to look at one of the places I am interested in. Apparently there are two sides in this subdivision. One was very nice houses with an HOA that has lots of rules and regulations. I can't afford that. The other side allows mobile homes and it does have a few nice houses and mobile homes, but it also has a bunch of older, not so good looking, mobile homes. While I prefer neighborhoods with no or few restrictions. I don't know if I want to live in this neighborhood or not.
Would you buy something from craigslist? That's how I find most of what I'm looking at but some of the ads do not have phone numbers. Anyway I've got other interest that I'm at. I need to ask about HOAs and POAs, etc. Need to ask about building permits and availability of utilities. Lot's of things to consider, but you know I'm glad to have the opportunity.
I would think that since you're living in a place that is covered by your Social Security there is no need to rush into anything. You should take your time, weigh all the options available and choose what you want to do from an educated and informed position. That way you will not choose something that you would regret if you rushed into it. Enlist the aid of a local realtor who can provide you guidance at no charge unless they do in fact sell you a piece of property. They are your best asset especially since they know the area and can steer you clear of any potential mistakes.
